01 About Mykonos Island Best

Mykonos Island Best is a luxury concierge and tourism promotion service operated by The Alpha Regal Group, owned by George Arvanitis, registered in Greece under GEMI number 187884703000.

Our registered business activities under Greek law are:

• Tourism promotion and visitor information services (KAD 79901000)
• Video production for sales and marketing purposes (KAD 59111201)
• Property rental and management services (KAD 68201100)

These Terms & Conditions ("Terms") govern your use of our website at mykonos-island-best.com and all services we provide. By contacting us, submitting an inquiry, or accepting a proposal from us, you agree to be bound by these Terms.

02 Scope of Our Services

Mykonos Island Best provides concierge coordination and tourism promotion services in Mykonos, Greece, including but not limited to:

• Private yacht charter coordination
• Luxury villa and hotel recommendations and booking assistance
• Beach club, restaurant, and nightlife reservations
• Private transfers and driver coordination
• Private chef and catering arrangements
• Photography and drone operator bookings
• Full itinerary planning and on-trip coordination
• Global accommodation referrals via partner booking platforms

Our role is to identify, recommend, and coordinate access to these services on your behalf. The actual services are provided by independent, licensed third-party operators.

03 Concierge & Intermediary Role

All third-party suppliers we work with are independent businesses licensed and regulated under applicable Greek and EU law. By proceeding with a booking coordinated by us, you acknowledge and agree that:

• The contractual relationship for the actual service (yacht charter, villa rental, restaurant booking, etc.) is between you and the supplier directly
• Mykonos Island Best is not a party to those contracts and assumes no liability for the performance, quality, safety, or conduct of any third-party supplier
• We make no warranties or representations as to the suitability, fitness, safety, or quality of any third-party service
• Any complaints regarding the service itself must be directed to the supplier concerned

We act in good faith and use our best efforts to recommend only reputable, vetted, and appropriately licensed operators. However, this does not create any liability on our part for the actions or omissions of those operators.

04 Bookings & Confirmations

A booking is considered confirmed only when:

• You have received a written confirmation from Mykonos Island Best (via WhatsApp or email) specifying the service, date, and relevant terms
• Any required deposit or payment has been received by the relevant supplier

Until these conditions are met, no booking is guaranteed and availability is subject to change. We cannot guarantee availability of any specific yacht, villa, restaurant table, or venue, particularly during peak season (June–September).

All proposals sent by Mykonos Island Best are subject to availability at the time of confirmation and may be subject to price changes if not confirmed promptly. We will always notify you of any changes before proceeding.

05 Payments & Pricing

Payments for services go directly to the licensed supplier — not to Mykonos Island Best — unless otherwise explicitly agreed in writing in advance.

This means:

• Yacht charter deposits and balances are paid directly to the yacht operator or charter company
• Villa rental payments are made directly to the villa owner or management company
• Restaurant and venue minimums are settled directly with the venue
• Other service deposits are paid directly to the relevant provider

Mykonos Island Best may charge a concierge coordination fee for certain services. Any such fee will be clearly communicated and agreed in writing before it is charged. We will never add hidden fees to supplier pricing without your prior knowledge and consent.

All prices quoted are in Euros (EUR) unless otherwise stated. Prices may be subject to applicable Greek VAT where required by law.

06 Cancellations & Refunds

Cancellation and refund policies are set by each individual supplier and will be communicated to you before any booking is confirmed. Mykonos Island Best does not control and cannot override the cancellation terms of third-party suppliers.

General principles:

• Yacht charters typically require a non-refundable deposit (usually 30–50%) and have specific cancellation timelines
• Villa rentals are subject to the villa owner's or management company's cancellation policy
• Restaurant and beach club reservations may require a minimum spend commitment; cancellation policies vary by venue

Any concierge coordination fee charged by Mykonos Island Best for work already performed is non-refundable, regardless of whether the underlying booking proceeds or is cancelled.

We strongly recommend that you obtain comprehensive travel insurance covering cancellation, curtailment, and any activities you plan to undertake during your stay.

07 Limitation of Liability

To the fullest extent permitted by applicable law, Mykonos Island Best shall not be liable for:

• Any loss, injury, damage, or inconvenience arising from the acts, omissions, negligence, or default of any third-party supplier
• Any cancellation, delay, rescheduling, or modification of services by a supplier
• Any personal injury, property damage, or financial loss arising from participation in any activity or use of any service arranged through us
• Any indirect, consequential, or special damages of any kind, including loss of enjoyment or lost profits
• Events beyond our reasonable control (see Force Majeure, Section 9)

Where our liability cannot be excluded by law, it is limited to the value of the concierge coordination fee actually paid to Mykonos Island Best for the specific service in question.

Nothing in these Terms limits or excludes our liability for death or personal injury caused by our own negligence, fraud, or fraudulent misrepresentation, or any other liability that cannot be excluded under applicable Greek or EU consumer protection law.

08 Client Responsibilities

By using our services, you agree to:

• Provide accurate, complete, and truthful information when making an inquiry or booking
• Ensure all members of your group are aware of and comply with the terms set by each supplier
• Comply with all applicable Greek laws, safety regulations, and the rules of any venue, vessel, or property you visit
• Treat all suppliers, their staff, and other guests with respect
• Ensure you have valid travel documents, appropriate travel insurance, and any required visas for your visit to Greece
• Pay any agreed amounts directly to suppliers on time and in accordance with their terms

We reserve the right to decline or terminate our concierge service at any time if a client's behaviour is abusive, dishonest, or likely to cause harm to our team, our suppliers, or other guests.

09 Force Majeure

Mykonos Island Best shall not be held liable for any failure or delay in performance of our services caused by circumstances beyond our reasonable control, including but not limited to:

• Acts of God, extreme weather conditions, natural disasters
• Government restrictions, travel bans, or health emergencies (including pandemic measures)
• Strikes, port closures, or transportation disruptions
• War, civil unrest, terrorism, or threat thereof
• Supplier insolvency or sudden closure

In such events, we will make every reasonable effort to find alternative arrangements on your behalf, but we cannot guarantee alternatives will be available and accept no financial liability in these circumstances.

10 Intellectual Property

All content on this website — including text, photography, graphics, design elements, and branding — is the property of Mykonos Island Best / The Alpha Regal Group and is protected under Greek and international copyright law.

You may not reproduce, distribute, modify, or commercially use any content from this website without our prior written consent. This website is licensed under Creative Commons Attribution-NoDerivatives 4.0 International.

Any unauthorised use of our brand, name, logo, or content may constitute infringement and will be pursued accordingly.

11 Privacy & Data Protection

Your personal data is handled in accordance with our Privacy Policy, which forms part of these Terms and is incorporated herein by reference. We comply with the EU General Data Protection Regulation (GDPR) and applicable Greek data protection law.

12 Governing Law & Disputes

These Terms are governed by and construed in accordance with the laws of Greece and applicable European Union law.

Any dispute arising out of or in connection with these Terms or your use of our services shall first be subject to good-faith negotiation between the parties. If unresolved within 30 days, disputes shall be submitted to the exclusive jurisdiction of the competent courts of Athens, Greece.

If you are a consumer resident in another EU member state, you retain the right to bring proceedings in the courts of your country of residence in accordance with applicable EU consumer protection law.

For EU consumers: Online dispute resolution is available through the European Commission's ODR platform at ec.europa.eu/consumers/odr.

13 Amendments

We reserve the right to update or amend these Terms at any time. The most current version will always be published at mykonos-island-best.com/terms with the date of the last update. Your continued use of our services following any update constitutes acceptance of the revised Terms.

For material changes, we will take reasonable steps to notify existing clients directly.
